As a community-based, non-profit housing counseling agency we're here to help you choose the loan option that's best for you. ACORN Housing's loan counseling program is HUD certified and our services are free of charge.

Since 1986, we have helped 45,000 families successfully negotiate the homebuying process and achieve the American dream of homeownership for the first time.

THE FOUR STEPS TO HOMEOWNERSHIP ARE:


Step 1:
Homebuyer Class / Intake

Prospective borrowers come in for a group session where they are given an overview of the program and enrolled. You will be asked to bring documents pertaining to your income, assets, credit and budget. A credit report is ordered and an appointment set to see a loan counselor.

Step 2:
One on One

Applicants are interviewed by one of our loan counselors. Together you review your credit report, determine what additional documents are needed (if any), and discuss your wants, needs and goals. Then you set a plan of action.

Step 3:
Credit, Budget & Savings Workshop

Applicants attend a workshop to learn basic information on credit, budgeting and savings. The class meets for three sessions, and focuses on the participants and ways to improve your ability to obtain financing.

Step 4:
Follow-up

The final stage can often become the most involved. Here you put into action what has been discussed and decided in the previous three stages. Once you have satisfactorily completed the other stages, you will be issued a "Certificate of Completion". This certificate makes you eligible for the special underwriting guidelines that ACORN Housing has with specific lenders. This stage can be as brief as one session or as long as two years. The time involved depends upon your needs, the amount of effort necessary to work out your plan of action, and the diligence with which you work toward completion.

Other workshops are assigned on an as-needed basis. They include:

Credit Workshop-- for enrollees with major credit problems

Budget Workshop -- for more advanced information on managing household finance

Homebuying Workshop -- for information about the process to purchase a home

The program also has a post-purchase component to counsel borrowers who are having difficulty adjusting to the new lifestyle, expense and responsibility of home ownership. It includes advice on adjusting your budget to meet new expenses and notifying lenders of problems in your ability to make payments.
